2.1 What is Included
Our pricing includes the hallway, stairs, kitchen, reception, bathroom(s), and relevant bedrooms.
2.2 Additional Charges
- Extra Rooms: £10 per additional space (gardens, extra bathrooms, dining rooms, conservatories, garages, etc.).
- Heavily Furnished Properties: Additional charges may apply for serviced accommodations or properties with extensive furnishings. Contact us for a customised quote.
- Low Emission Zone Charges: If your property is in a Low Emission Zone, the applicable charge will be added to your invoice.
- Sunday & Bank Holiday Appointments: A £40 surcharge applies to appointments on Sundays or UK bank holidays.
3. Policies
3.1 Access to Property
- The property must be ready for inspection. No cleaners, maintenance workers, or tenant belongings should be present.
- If the clerk cannot complete the report due to these conditions, the inspection may be cancelled, and a cancellation fee will apply.
- Clerks work independently unless otherwise agreed. Please inform us in advance if someone will be present during the inspection.
3.2 Report Details
- Descriptions such as silver, chrome, oak, pine refer to colour and type rather than actual materials.
- Clerks are not experts in materials, antiques, or valuations. Reports do not verify whether items are antique, made of precious metals, of unique origin, or new.
- Structural defects are not necessarily noted, nor do we provide repair cost estimates.
- Locked rooms or outbuildings will not be inspected.
- Items of low monetary value (e.g., books, used kitchen utensils, and bedding) will be described generically.
- Cupboards and wardrobes containing uncountable items (e.g., in bags or boxes) will not be individually listed but will be photographed.
- Boilers, gas fires, water supply, and radiators are not tested. Electrical appliances are only listed based on their visible condition.
- Mattresses will be checked for fire safety labels and general condition where possible. Beds should be partially uncovered to allow a full inspection.
- Clerks will not use ladders to inspect lofts or reach high meters and smoke alarms. If a reading cannot be taken, the booker will be informed.
3.3 Cancellation Policy
- Same-day cancellations will incur a charge of 50% of the original booking fee.
3.4 Waiting Fees
- If a clerk waits more than 15 minutes for key access, a £20 waiting fee will be charged.
3.5 Parking and Additional Costs
- Guardsman Property Services does not charge for parking fees.
- If a property is located in a Low Emission Zone, the charge will be added to the invoice.
- Any fines incurred due to parking or access restrictions will not be passed on to the client.
3.6 Report Distribution
- Completed reports will be shared only with relevant parties chosen by the client.
